Honesty isn’t the best policy, it’s the only one

You can’t build a long term relationship by keeping secrets. This is why we’re completely open and upfront about our fees and charges. We want you to enjoy life at The Cargo Building and nobody enjoys getting sent random, unexpected bills.

Rental Charges

  • Your deposit will be equal to six weeks’ rent.

  • Your rent will be one months’ rent paid in advance and is inclusive of the following services:

    • 30Mbps broadband available the moment you move in

    • 24-hour on-site management team who can attend to maintenance requests (incl. parcel collection)

    • CCTV coverage in car park and all communal entrances

    • Residents’ gym

    • Bicycle storage

    • Use of The Cargo Lounge

    • Assistance with hanging shelving and large pictures or mirrors. Due to the solid construction of the apartments – which is great for noise and heating insulation – our specialist team will assist hanging items on your apartment’s walls

  • There are other charges for things such as extra keys or late payments. These are based on their cost so are not subject to any extra charges. We are more than happy to provide a full and clear breakdown of these.

    Rental Fees

  • To reserve an apartment while reference checks are being carried out, you’ll need to pay a £250 reservation charge. If your references are all okay, this will then be deducted from your first month’s rent. However the reservation charge is non-refundable if for any reason your tenancy does not proceed other than if the Landlord is unable to proceed or withdraws the property.

  • You will need to pay an ‘application charge’ of £200 inc VAT per applicant (anyone over the age of 18) plus £60.00 inc VAT per guarantor. This charge covers your Landlord's costs for verifying the details given in your application with a referencing company, the drawing up and exchange of the tenancy agreements and processing your completed application.

  • If you’re sharing your apartment and someone moves out, any person replacing them will have to pay the £200 application charge mentioned above.

    Council Tax & Utilities

  • You will be responsible for registering for and paying your Council Tax and utilities bills (water and electricity). We have negotiated a competitive deal with an electricity supplier, Sparkenergy, which includes a green energy option, but you’re free to change to any supplier you want.

    Contents Insurance

  • Landlord’s insurance does not provide cover for the tenant’s contents. We strongly recommend, therefore, that you obtain your own contents cover including accidental damage to the Landlord’s possessions and your own belongings. We suggest a minimum of £10,000 cover. You should however, assess these levels for yourself to ensure that you are adequately insured

    Car Parking

  • Car parking spaces (including disabled parking spaces) are available in our secure underground car park for £75 per month.

  • Motorcycle parking is also available for £10.00 per month.


  • If you wish to upgrade from the free 30MB broadband to a 100MB service, you can do so for £25 per month (subject to a separate contract through our supplier CableCom).


  • We have also negotiated a deal with Sky which enables you to enjoy Sky Q for £35 a month (subject to a separate 12 month contract with Sky).


  • Your apartment is your home not ours, so we’re happy for you to decorate it. When you move out, you will be required to return it to the state you found it in though. We can do this for you, but there will be a cost for doing so, which will depend on the work that’s needed.
